Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector’s own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort. This I promise you.

At Coleman Home Inspection we will inspect every major part of the home. 

  • Roof: We will walk the roof if possible to check flashings, coverings, chimneys, and vents. Most major water issues begin here, which considering it is the most exposed area of the house, makes sense.
  • Exterior: We will closely examine the siding, windows, doors, eaves, and foundation of the property. This is a very functional part of keeping the house safe from the elements, but also the part others see. We will check for function and keep an eye out for possible cosmetic issues for future concern.
  • Decks/Porches: We will take the time to check for proper footings and flashings at the house.
  • Garage: We will check the garage for electrical and structural issues, as well as all doors for proper operation. Also, is the floor dry? Are there water marks on the walls from past moisture issues? Now is the time to see if you can store items with piece of mind.
  • Structure: We take the time to examine how the house is built. Whether from the crawl space or basement, footings and floor structure will be checked for proper building techniques.
  • Basement: 10,000 dollar question - "Does the basement leak?" The answer is maybe. There are some tricks to see whether a basement leaks or has had water problems, but none are perfect, or guarantee it won't tomorrow. We can't promise a dry basement, but we can make sure that there are not major structural or material defects at the time of the inspection.
  • Electrical: We look over the electrical system from the meter base through the main panel to subpanels down to the outlets. You will come away knowing the amperage of the service to your house and whether it will meet your demands, and is safe for you.
  • Plumbing: We will check the plumbing for leaks, and check for proper venting. Making sure proper shutoffs are installed is vital to making future repairs and preventing catastrophes. 
  • Interior: We will check all outlets, plumbing fixtures, windows, and doors for proper operation. This is the perfect time to make sure the ceilings, walls, and floors are free from stains, gouges, and for proper installation methods.
  • HVAC: Heaters and Air Conditioners are very expensive. We will spend time trying to verify that they work at the time of inspection by cycling them. We will check the furnace to see if it is high efficiency, or low efficiency. Also it is important to check the heat exchanger for cracks and see if the burners are clean and operational. Water heaters are responsible for flooding basements, fires, and even explosions if the TPRV is not functioning properly. Let's take some time to focus on safety here!
  • SafetyWe are always on the lookout for unsafe situations. Lack of GFCI's, ungrounded outlets, faulty smoke alarms, rotten floors, and mold to name a few. We want to take the time to make sure your new home is safe!
